The Big Island market, September 2026.
Official numbers for Hawaiʻi County, the whole island, published October 23, 2026. Sourced, dated and in plain English.
Every month I pull the official county numbers and put them in one place, with the source linked, so you can see the market without a sales pitch on top.
September looked soft on paper: 136 single-family homes sold island-wide, down from 173 a year earlier, and the median fell to $499,000. One month is a small sample, though, and the median moves with the mix of what sold, from Puna to the Kohala Coast.
The year-to-date numbers are steadier. Through September, the single-family median is $555,000, within 1% of last year's $560,000. Condo prices are holding close to last year too.
The bigger change for buyers is the rate. Freddie Mac's 30-year average is 7.32%, up from 6.19% a year ago. At the year-to-date median with 20% down, that is roughly $333 more per month in principal and interest than a year ago. Run your own numbers in my true monthly cost calculator.

By district, September 2026
Hawaiʻi Island splits into nine judicial districts. These are one month of closed sales in each, so a district with a handful of sales can swing wildly from month to month. Treat small counts as anecdotes, not trends.

What this report doesn't have yet
- District sales and medians: Hawaiʻi REALTORS® publishes county-level figures only. The district table below is from Title Guaranty Hawaii's monthly report, which prints medians rounded (e.g. $1.4M) and uses its own sale counts, so its totals differ slightly from Hawaiʻi REALTORS®. Area-level (town or subdivision) medians aren't published by an official source.
- Days on market and active inventory / months of supply for Hawaiʻi County: not in the Hawaiʻi REALTORS® monthly county table.
- DBEDT's September 2026 data was not yet published when this edition was checked (October 23, 2026).
Deemed reliable but not guaranteed. Monthly medians shift with the mix of homes that sold, so they aren't a value for any one property. Not legal, tax or lending advice. The payment comparison is my own calculation (principal and interest only, 20% down, 30-year fixed).
