In October I shared photos of a penthouse at Kaulana at Kona on Instagram.3 The ocean view from PH6 is the first thing you notice. It's easy to picture a morning coffee on the lanai or a Kona sunset at the end of the day.
That's a great place to start. It's not where I'd stop when evaluating a condo.
The listing notes that the elevator reaches the fourth floor, followed by eight stairs to the residence. For someone who needs step-free access, that detail matters as much as the floor plan. It also lists a monthly maintenance fee of $1,535.94 (as published in October 2026).2 A buyer should understand what that fee covers and review the association's budget and reserve study to see how future work is being planned.
Lifestyle rules deserve the same attention. Kaulana at Kona is described as a 55+ community with a 30-day minimum rental policy.2 Before making plans around any condo, read the current governing documents and confirm how the rules apply to you.
These are the questions I'd keep beside the listing photos:
- What does the monthly fee cover? Look at the services and costs included, then consider the full monthly cost of ownership. My true monthly cost calculator adds the fee to the mortgage, property tax and insurance.
- What work is ahead? Review the budget, reserve study, and recent meeting minutes.
- Could there be added costs? Ask about recent or proposed special assessments.
- Will the rules fit your life? Check the documents for rental, pet, parking, and other use rules. If rental income is part of the plan, start with my vacation rental guide.
Hawaiʻi's Real Estate Branch publishes a free guide for condo buyers that covers these documents in more depth.1
A view can make a home memorable. Understanding these details helps you decide whether it's the right home for you. If you're exploring condos in Kona or Keauhou, I'm happy to help you compare the details.
